Plans for Block 71 Include Austin’s Biggest Office Tower

Details are emerging around the redevelopment planned for Block 71, the 1.7-acre central business district block owned by the University of Texas System.

Documents filed with the city’s Historic Landmark Commission reveal that Trammell Crow Co. is planning to demolish an existing office tower and put up a new, 36-story office tower. The new building will also have restaurant and retail space. With 665,000 square feet of office space, the new building will be Austin’s largest office tower.

Parts of the Claudia Taylor Johnson Hall, named after President Lyndon Johnson’s wife, will remain untouched. That building, erected in 1914, could be integrated into the new office tower – possibly as an entrance to the newer building.

The UT System announced last November that it would move its offices off the site and redevelop the block between West Sixth and Seventh Streets on one side, and Colorado and Lavaca Streets on its other side.

The UT System selected Trammell Crow over three other companies that submitted proposals, saying their knowledge of Austin permitting and the market will be a good fit for the area. Trammell Crow is also redeveloping Green Water Treatment Plant, near to the UT System site, as a mixed-use development.

Austin-based Page Southerland Page is the project’s architect.
