Central Health Names Four Finalists for Brackenridge Redevelopment
Central Health, the owner of the site where University Medical Center Brackenridge is slated to be redeveloped, has released the names of four finalists to head the redevelopment of that site: Brandywine Realty Trust, Catellus Development Corp., a partnership between Howard Hughes Corp. and Cambridge Holdings, and Wexford Science + Technology.
Two of the developers are familiar names in Austin: Brandywine Realty Trust and Catellus Development Corp. both have large Austin portfolios. Philadelphia-based Brandywine’s Austin portfolio boasts a huge expanse of office and mixed use space, including the proposed 405 Colorado in downtown and the Broadmoor parcel in the Domain, formerly IBM’s campus. Catellus is best known as the developer of the Mueller property, redeveloping Austin’s former airport to a massive mixed use project that includes a hospital, offices, and homes.
Dallas-based Howard Hughes Corp., a mostly residential development company, partnered with health care real estate developer Cambridge Holdings on this bid. Wexford Science + Technology is based in Baltimore and has developed the University of Maryland’s BioPark, a bioscience office and laboratory campus on the university’s academic medical center campus. Both would be new to the Austin market.
The land at 15th Street and IH-35, home to Brackenridge Hospital, will be redeveloped once the current hospital is replaced with Dell Seton Medical Center. That hospital is next to the new Dell Medical School, and should open later this year. Central Health has said it would like to see the 14.3-acre site become home to a mixed-use development that includes uses relevant to community health.
The next step in the redevelopment process will include a request for proposals, and could begin this month or next, Central Health has said.
