12-Story SXSW HQ Tower In The Works? (RENDERING)

SXSW is looking to build a corporate headquarters building in downtown Austin.

The entity that is South by Southwest just keeps growing. First it expanded to different festival varieties including Eco and Gaming, then it expanded West for V2V in Las Vegas and North for SXSW at the White House. Now, it’s expanding straight upward. SXSW has grown too big for its current office space at 400 Bowie St., and according to Austin Business Journal, a developer affiliated with SX has submitted plans for an office tower at 1400 Lavaca St.

The 0.81-acre site was formerly the two-story building previously occupied by the Texas Restaurant Association. The group sold the property to CZ Properties LLC, a company registered to SXSW co-founder Roland Swenson, on Sept. 3, 2015. According to records, CZ properties plans to demolish the existing building and replace it with a 12-story office tower with a price tag of $41 million.

In a consolidated site plan application submitted to the city, the engineering firm indicated that the space will include 150,000 square feet of office space, along with a restaurant and five floors of parking. Pei Cobb Freed & Partners and Gensler are reported to be on the design team for the project.

Groundbreaking is scheduled for April 2017 (right after the madness of the SX festivals has died down) with completion projected for sometime around January 2019. Of course, this is all pending approval of the plans by the City of Austin.
