Brackenridge Campus Master Plan Moves Forward
The 14.3-acre tract owned by Central Health, where University Medical Center Brackenridge currently sits, is one step closer to redevelopment after the Central Health Board of Managers adopted the Brackenridge Campus Plan on Jan. 27.
Once the Seton Healthcare Family’s new $295 teaching hospital is completed in 2017, the current Brackenridge Hospital will close, and the Brackenridge Campus will be redeveloped. The site it part of the larger medical district that includes the new teaching hospital and Dell Medical School, and could also include research facilities and biotech companies.
The plan, created by architectural and design firm Gensler, will transform the downtown site into a mixed use development that could include office, residential and retail, as well as healthcare-related tenants. Other ideas, some of which have come out of community forums, include low-income housing, behavioral health services, and job training for low income residents.
Central Health officials say the redevelopment will take place over 15 years, and will include straightening Red River Street and possibly widening or extending other nearby streets.
Rather than isolating the site, the master plan calls for integrating it into the larger medical district. Waller Creek is also nearby, and with that redevelopment underway, there will opportunities to include green space on the campus, Central Health officials say. The Brackenridge Campus will also connect the emerging University of Texas Medical District with the Texas State Capitol Complex, Downtown Austin, historic East Central Austin, Waterloo Park and the envisioned Innovation Zone.
Real estate experts say the site will likely attract myriad offers from developers. Central Health has said requests for proposals to developers will go out in the next six months.
“It certainly has the potential of being the largest mixed-use project ever, in terms of both size and value, in downtown Austin,” Perry Lorenz, a downtown landowner and developer, told the Austin American-Statesman.
