8-Story UT Student Housing Development Underway in West Campus
A new spin on student housing is headed to the University of Texas area next fall as Austin-based developer Johnson Trube & Associates brings the eight-story development, The Corner, to West Campus. The Corner, which sits-you guessed it, on the corner of San Gabriel and 25th ½ Street, will feature 62 units with a mix of two to five bedrooms, totaling 207 beds.
The building’s architecture is described as dramatic, and will feature quartz countertops, wood floors, stainless steel appliances and plasma televisions in larger units. Other amenities include convenient walking and biking access to campus, secure access and a cyber café.
What makes this new development truly stand out, however, is the steel framing technology that the project team will be using in order to construct the facility quickly and efficiently. The technology was originally developed by Prescient, a Denver-based software design and structural system manufacturing company, to make projects faster, greener, and more cost-effective than conventional structures. While the quick schedule and improved costs are big selling points, the Prescient system also has the appeal of being durable, lightweight and fire-resistant. Trube is the first developer to utilize this technology in the Austin area.
The timeliness of executing the project is the key factor in utilizing the steel frame technology, however, as construction delays around the UT campus are becoming more and more frequent. According to a press release from Trube, in 2014 alone there were five projects near campus that failed to open in time due to “a variety of factors, ranging from a shortage in the labor market and obstacles associated with small construction sites to complications attributed to the use of conventional wood framing and concrete.”
The project’s architect is Mark Hart Architecture. Other members of the development team of The Corner include JE Dunn, Fairway Properties, and Austin City Realty.
The Corner is currently pre-leasing for their grand opening in fall 2016.
