Condos and Office Space On the Way for East Austin
A new mixed-use development that combines residences and commercial space is planned for Fourth & Chicon Streets on Austin’s quickly-changing East side.
The development, named Fourth &, will span 130,000 square feet, and include 97 residential units as well as 42,000 square feet of commercial space, the Austin Business Journal reports. The name is intentionally open-ended, the developer told the ABJ.
An existing warehouse on the site will be demolished starting Aug. 1, and the project is expected to be finished by the end of 2016. Capsa Ventures LLC is the developer. Capsa’s founder, Rance Clouse, has also built condo projects on Enfield Road and at West Sixth Street and Lamar Boulevard. Delineate Studio and Forge Craft Architecture + Design are the architects; Johnson Consulting Engineers (now part of BIG RED DOG Engineering), is handling engineering; Leap!Structures is the structural engineer; and Tracey Overbeck Stead is the interior designer.
The project’s residences will range in size from just over 500 square feet to more than 1,400 square feet, and prices are between $235,000 and $600,000. The commercial space offers a lot of flexibility, and could be used for office or studio space, or some retail uses. Businesses can purchase as little as 750 square feet or more than 10,000 square feet, depending on their needs.
Fourth & is in close proximity to the Capital Metro Plaza Saltillo Transit Oriented Development (TOD), which is also going to see redevelopment in the form of apartments, senior housing, and a grocery store. As shown in the vicinity map above, this project is in an area that is undergoing intense redevelopment and construction.
Fourth &’s amenities will include energy efficient features like solar panels and rainwater collection gardens, as well as a dog wash, public showers along an adjacent bike trail, a conference room, and smaller meeting rooms.
